Perth’s northern suburbs form the longest continuous run of urban development in the metropolitan area, stretching from the established inner-north pockets of North Perth, Yokine and Dianella all the way up the coastal plain to Yanchep and Two Rocks. The region is anchored by Joondalup as a major activity centre in its own right, with Stirling, Wanneroo, Karrinyup and Warwick acting as secondary hubs. The Mitchell Freeway and the northern rail line run in parallel the length of the corridor, and their progressive extension northwards has shaped where growth has landed — first Clarkson and Butler, then Alkimos, Eglinton and Yanchep.

The result is a region of very different housing eras sitting side by side. The older northern suburbs — Balga, Girrawheen, Nollamara, Westminster, Marangaroo — are characterised by larger post-war lots, many of which have been progressively subdivided into duplex and triplex sites, while the beachside strip from Scarborough and Trigg through Hillarys, Sorrento and Mullaloo carries a mix of long-held family homes and higher-density coastal redevelopment. North of Burns Beach the picture changes again: master-planned estates at Alkimos, Eglinton, Ridgewood and Yanchep are dominated by new house-and-land builds, first-home buyers and young families, with the region’s rural fringe at Neerabup, Nowergup, Pinjar and Carabooda still holding market gardens and semi-rural holdings.
